6. Tenant Move-in coordination a. Tailored leasing agreement: IAW state and local regulations, as well as specific owner requirements.

7. Rapid emergency response to any property related crisis (Serene-Path only manages properties located within St. Mary’s County for this reason)
8. Regular inspection of property, to verify proper working order of smoke and carbon-monoxide detectors, appliances and change of air-filters.
9. Provide discounted rates on services such as carpet cleaning, house cleaning, paint, etc.
10. Coordination and oversight of any repairs and inspections.
11. Accounting and bookkeeping to include a monthly statement.
12. Maintain regulatory compliance and best practice with regards to market conditions, safety, and liability risk.
13. Deliver delinquent notices and conduct eviction procedures when necessary.
